With a freehold guide price of £350,000-plus, an Isle of Wight barn sitting on nearly 8.5 acres, overlooking the countryside and towards the Solent, and with planning consent for conversion into house, is going up for auction.

Clive Emson Auctioneers’ next sale runs from June 13-15 and a catalogue was published this week.

Also included will be land at Moles Farm, on the north side of Calbourne Road.

In Sandown High Street, the prominent seafront building, Kings House, has a guide price of at least £250,000.

The former restaurant and pub has been empty for years and auctioneers say it is in need of significant upgrading and refurbishment.

Auctioneer Rob Marchant said: "Kings House occupies a prime location. The rear elevation overlooks the Esplanade, with the sandy beach and English Channel beyond.

"The building enjoys fine views including over Sandown Pier and Sandown Bay."

Subject to permission, the auctioneers say it offers a great deal of scope and potential and it is offered for sale jointly with Fleurets.

In Newport, three properties will go under the hammer.

In Drake Road, a three-storey, five-bedroom former guest house, in need of improvement, has a freehold guide price of £180,000 - £200,000.

In Gunville Road, a three-storey detached building, previously used as a shop and by an animal charity and with living accommodation above, has a guided freehold auction price of £170,000 to £180,000.

The property could be earmarked for conversion into flats, subject to planning permission, however consent has already been granted for its demolition and replacement by semi-detached houses.

It is being jointly auctioned with Hose Rhodes Dickson.

In St Johns Road, a four-storey, semi-detached building, with three of its four flats let at £19,200 per annum, has a guide price of £250,000-plus.

On the Island's east coast, a former shop in Shanklin's Regent Street provides an potential investment opportunity.

Held on the remainder of a 999-year lease from 1894, the double-width former shop has a guide price of £100,000 and is let at £10,000 per annum to a tech company.

In Ryde High Street, a former cafe is guided at £95,000 - £100,000.

Seven acres of freehold land on Whippingham Road, near East Cowes has a guide price of £50,000.
