New plans to develop Kingston Wharf in East Cowes as a marine industry hub have been unveiled.
The site is 10 acres and runs 60 metres along the River Medina.
Now, outline plans have been revealed, following a feasibility study.
The scheme, which would need to win planning permission, retains existing boatyard storage, allows for a larger hoist and would create additional commercial units, with 11 new business units. Cowes Harbour Commission (CHC) has had a harbour workshop on the site since 2000.
It leased and developed the boatyard operation in 2004 and acquired the site and wharf in 2012.
Cowes Harbour Services boatyard, commercial marine operations, and a self-storage facility are also based there, alongside independent tenants. Both Isle of Wight Aggregates and Isle of Wight Fuels have moved off the site in the last two years, forcing a rethink.

At the CHC Board meeting in October, Commissioners reviewed the latest proposals for the regeneration and redevelopment of Kingston Wharf and agreed a recommendation to consult with the Cowes Harbour Advisory Committee (CHAC) prior to commencing the process for seeking outline planning permission from the Isle of Wight Council.
Due to funding, the project would be developed in stages.
